Scenarios
The planning for setting up Sites is critical. The following 3 Tutorials demonstrate a planning methodology for the three main Site scenarios. Each Site set up will be unique and it is recommended to work through the tutorial to understand the Site planning methodology. Each Site will be a variation of one of the three scenarios.
Municipal
This scenario demonstrates a typical public or municipal sector set-up.
There are 2 Regions and 11 Areas. The Active Stands represent the number of Sites, and the number of Units is represented by the number of Meters.
Suggested Tags
There are no Common Areas.
For explanatory purposes, these values are applied in the Municipal Tutorial.
Commercial
This scenario demonstrates a typical multi-tenanted commercial and retail scenario. The example will also show the limits of what can be achieved through the upload process and highlights the post-upload adjustments that are required.
Scenario
Office Block and Mall
- Four-story Office Block
- 5 offices per story
- Two story Mall
- 10 shops per story
- 1 Elevator through the Mall, Offices and Basement
- 2 public toilets on each story of the mall
- 1 basement parking
- At the entrance to the Site, 1 Electricity and 1 Water Meter
- Each office and shop have 1 Electrical Meter
- Each office story has 1 Water Meter
- Each public toilet has 1 Water Meter
- The basement has 1 Electrical Meter
- All shop Meters are installed in the basement
- All office Meters are installed in the DB cupboard in the passage on each story
- 1 Check Meter on the incoming Electrical Meter
Vacancies
- 1 office on each floor is vacant
- 5 vacant shops
Common Area
- A large Supermarket, the anchor tenant, taking up 40% of the mall is exempt from Common Area participation.
- All other Units participate in the Common Area. The participation ratio is based on each Unit’s area relative to the total area, less the 40%.

- 4 public toilets Units
- 1 basement Unit
- 1 virtual Common Area Unit
- 4 passage Units on each story of the offices

There are twenty-four Water Meters:
- 4 installed and metering the public toilets.
- 20 installed and metering the offices.
Common Areas
- Elevator and basement:
- Mall 50%
- Office 40%
- Basement 10%.
- Each shop and office, except the anchor tenant, is responsible for the common area.
Example of Common Area Participation:
Assume the total area is 10 000 sqm:
- Mall: 5 000 sqm
- Office: 4 000 sqm
- Basement: 1 000 sqm
- Anchor tenant: 2 000 sqm (40% of the mall 50%)
- Shops: 3 000 sqm
- Each 157.89 sqm.
- Each office: 200 sqm
Mixed Industrial and Commercial
Scenario
This scenario demonstrates a mixed industrial and commercial environment with an emphasis on the allocation of the attributable billing proportion. This scenario further demonstrates what can be achieved with the upload process. Most, of the set-up can be achieved through the upload process if planned correctly.
Site Summary
- Three blocks
- Block A: Supermarket, Restaurant and Offices (Accounting and Law Firm)
- Block B: Warehouse and Car Showroom
- Block C: IT Company.
- Seven Consumers
- 1 Supermarket consumer
- 1 Restaurant consumer
- The office is occupied by two companies, an accounting firm and a law firm. The is 1 consumer for each company.
- 1 warehouse consumer
- 1 car Showroom consumer
- 1 IT company consumer.
- Seven Units
- 6 physical
- 1 virtual, Common Area being parking and gates.
- 6 Electrical Meters.
- 4 Water Meters.
- All Meters are Installed and Metering.
Common Area Participation
- No exclusions relating to the Common Areas. Seven equal proportions, 14.3% each.
